Otis elevators contribute to the renewal of New York City’s iconic skyline

Among the new office towers on the far west side of Manhattan, the recently completed 66 Hudson Boulevard tower, also known as “The Spiral,” features cascading terraces with lush greenery that spiral upward on every level. The building’s stepping form also echoes the architecture of classic New York City stepped setback skyscrapers.

Built by Turner Construction, owned, developed and operated by Tishman Speyer, and designed by The Bjarke Ingels Group, the building serves as corporate headquarters for Turner Construction itself, among several other high-end tenants.

Otis drew on its project management expertise for installing elevators in skyscrapers and its innovative and industry-leading SkyRise® and SkyBuild™ technology to deliver 62 state-of-the-art elevators on time and meet the project’s high standards.

Otis provided 54 SkyRise high-rise elevators, including the first four SkyBuild construction elevators used in New York City, and eight hydraulic elevators, featuring six passenger units and two 60,000-pound truck lifts that carry delivery trucks from street level to the building basement, and enable garbage removal from the building.

The Otis service contract includes the Otis ONE™ IoT service platform and on-site support to ensure smooth operation for the customer and passengers.

Solutions

SkyBuild construction elevators: a faster, safer way to the top

The Spiral was the first SkyBuild project in New York City, and construction crews visited an Otis construction site in London, UK to see the internal construction elevators in practice.

Installed on the lower floors and climbing with the building during construction, the elevators were used as freight elevators, transporting workers and materials quickly, comfortably and safely, even in inclement weather. At The Spiral, the elevators enabled work to continue when the exterior construction elevators were shut down due to wind.

After construction was complete, the SkyBuild units were converted to SkyRise service cars.

SkyRise elevators: advanced technology, smooth rides

The Spiral’s SkyRise passenger elevators are organized into six groups, serving lower, middle and upper floors. At 9 m/s, the cars serving the upper floors are among the fastest office elevators in Manhattan.

SkyRise is Otis' most advanced high-rise elevator. It combines the energy-efficient permanent magnet machines with Otis' advanced ReGen™ drive. It includes the E2 intelligent control system and Q-frame cab technology with an aerodynamic shroud to ensure a smooth, quiet ride.

Compass®360: a virtual concierge for elevator passengers

All the SkyRise elevators feature Otis’ Compass360 destination management system that is fast, versatile and easy to install. It is integrated with The Spiral’s building security to ensure dedicated access to particular elevators and floors, as well as a VIP mode.

Compass360 acts as a virtual concierge, directing passengers to the most appropriate elevator via easy-to-use and intuitive wall-mounted screens. The system’s SmartGrouping™ technology advances dispatching efficiency to cut waiting and journey times in half compared with traditional systems.
